Since this month has treated us to lots and lots of water I thought we should talk about basements, water and sump pumps.
Not all basements have sump pumps and not all house’s have basements. It really honestly depends on the area you live in whether or not you need a sump pump. In Brock Township some of our land is on flood plains and has a lot of water running underground. This makes sense since we live so close to Lake Simcoe and have a couple of rivers throughout our township.
When looking to purchase a house you need a knowledgeable local realtor to assist you. Sump pumps are not just something you may need living out in the country. Many of the homes here in town can have water issues depending on where they are in location to the floor plain. When some houses are build they may not have had to put a sump pump in but that does not mean they do not need one. Water in basements is something more commonly seen in spring as the snow melts and early rains come. However this month of July we have had a few storms with heavy rains and some houses are having an issue.
It is important when looking at a house to purchase to see if it has a sump pump, what is the grading of the land, how do the house’s eavestrough carry the water away. If the house does not have a sump pump and it needs one you can have these installed.
Speaking of storms a back up battery operated generator for your sump pump is a great idea. If you happen to live in an area that has water and your sump pump does a lot of work you may want to invest in one. If you loose power during a storm you will be safe.
